The escrow fee is not our money

Every deal closes through a licensed escrow provider. That provider charges its own fee — roughly 2.4% for a typical deal. It goes to them, not to us, and we show it as its own line item on every deal.

By default it splits 50% buyer / 50% seller, and it's configurable per deal if you negotiate it differently.

To be exact about "free for buyers"

It means no platform fee. We take nothing from buyers. But a buyer still carries their 50% of the escrow provider's cost — on a $25,000 deal that's $300.00, wired along with the purchase price.

We route buyers to wire or ACH so there's no card-processing surcharge on top, and we use the provider's standard tier, never the concierge one.

Your rate locks the moment you agree a price

When an offer is accepted, we freeze the fee schedule version and the resolved rate onto the deal, based on your subscription status at that moment. Two consequences, both deliberate:

  • You can't subscribe to Pro after agreeing a price to shave the fee on a deal that's already done. Subscribe before you agree, or pay the standard rate.
  • You can't be penalized for cancelling mid-deal. If you were on Pro when the price was agreed, the 3% rate holds through payout even if you cancel the next day.
  • If we ever change our pricing, in-flight deals keep the schedule they were signed under. New pricing only applies to deals agreed after it takes effect.

Seller Pro — $29/mo

Built for serial builders: people with a portfolio who sell more than once. If you're selling a single business, the free tier gives you the whole core flow — list, verify, negotiate, escrow, get paid. Pro adds a lower fee, tools, and visibility.

How we think about the rest of the category

Microns, Acquire.com and Flippa all serve this market, and they each set their own terms — go read them directly, because they change and we're not going to characterize someone else's pricing for them. What we'll commit to is our own:

  • One number to check. A 5% seller success fee (3% on Pro). No listing fee, no buyer fee, no mandatory subscription, no success-fee tiers to decode. The escrow provider's 2.4% is itemized separately because it isn't ours.
  • Verification built in, not bolted on. Revenue pulled read-only from Stripe, Paddle or Lemon Squeezy. Traffic pulled from GA4, Plausible or Cloudflare with a domain match against the listing. Screenshots are allowed but labelled self-reported and never badged as verified.
  • Escrow on every deal, no exceptions. Every transaction runs through the protected flow, held by a licensed provider until you confirm the assets transferred.
